Our approach

Integrated by design, small by choice

Larger agents often divide property management between separate property, facilities and finance teams. We keep these functions together, giving you one experienced team and a single point of contact.

We take on a small number of buildings we can visit, in Surrey and the South East. That keeps operating costs down for owners, keeps relationships with occupiers personal, and keeps the building a good place to run a business.

Property management

Overall responsibility for the building and for landlord and tenant matters arising from occupation: leases, service charge, insurance, occupier liaison and reporting to the owner.

Facilities management

Day-to-day running of the property: planned maintenance, contractor coordination, health and safety, statutory inspections and a helpdesk that logs every request.

Client accounting

Service charge budgets, apportionment, quarterly demands, arrears, the year-end reconciliation and its independent review. Every figure traceable to an invoice.

Before 1 April

The budget pack

Issued ahead of the year, not after it. Every cost code has a plain-English note: what the money buys, how often, and why it changed.

  • Total for the building and cost per sq ft
  • Your share, by floor area, with any lease cap applied
  • Any line moving more than 5% explained
Quarterly

Demands and updates

Quarterly demands that match the budget. Empty units and capped leases are the landlord's cost, never spread across the other occupiers.

  • Helpdesk log of what was reported and fixed
  • Notice of any planned works before they start
After 31 March

Reconciliation

Actual spend against budget, reviewed by an independent accountant, with a balancing credit or charge and the working behind it.
